Approval requests

Permission is required to ensure the work is in compliance with Manitoba Building Codes and other relevant Brandon City regulations.

Ultimately, the property owners are responsible for obtaining permission prior to starting work on their property. A property owner may appoint another person or company to obtain approval on their behalf by giving written approval to Development Services after the application has been submitted.

A building permit is required for an apartment building with 5 or more residential units. A building permit only approves the plot of land for development, a building permit is still required before any buildings are erected on a plot of land.

Second suite

Second suite

A secondary suite is a self-contained residential unit that is subsidiary to an owner-occupied single-family house and is located on the same property. The three types of secondary suites allowed are:

  • Attached suite

All temporary signs on private property must comply with regulations and be posted accordingly Provisional statutes of symbols (248 KB). Permits are required for some types of temporary signs.

Temporary sign permission is required for:

  • Zoning, unless the site is under construction
  • Mobile signs
  • Vehicle and trailer signs

A temporary sign permit is not Required for signs at and for use at community or non-profit events. This type of sign can be displayed for a maximum of 21 days.

A sanitation permit is required for the construction, expansion, modification, renewal or repair of a sanitary system or connection to a sewer system.

An installation permit is not required when repairing or replacing a valve, faucet, facility or domestic water heater, fixing a standstill or repairing a leak if no changes to the pipeline are required.

To run a business from your place of residence, you must first obtain two permits:

  1. The first is a building permit. A building permit issued by the planning, property and building authorities allows business activities to be carried out on a residential property within the meaning of the Building Regulations.
  2. The second is a trade license. A business license issued by the licensing authority legally entitles you to operate a company.

If you are setting up a new business in your place of residence or if you change the general conditions of your existing business (e.g. change of address, change in the number of customers in your home), you must fill out the application form for a residential company. The application form must be submitted to the Planning, Property and Building Department at AR McDiarmid Civic Complex, 638 Princess Avenue. The license must be renewed annually by the City Hall Licensing Department (410 – 9th Street, Main Floor).
