Gryphon House design a modern interpretation of an English manor house

Gryphon House, the luxurious mixed-use for West Boulevard and 46th Avenue, takes inspiration from elements of British architecture combined with modern elements to create the classically contemporary building designed to enhance the family-oriented Kerrisdale neighborhood on Vancouver’s coveted west side.

The project includes a limestone-clad five-story building and the restoration of the facade of the adjoining Stanley Ernest Peters building, says Michelle Lee, corporate marketing manager at Gryphon Development.

The 35,000-square-foot site includes the former Kerrisdale Lumber site (now relocated two blocks south of its previous address) and is adjacent to zone five of the nine-kilometer Arbutus Greenway, a popular route for hiking, biking, or rolling from False Creek to the Fraser River . For this section – 37th Avenue to 49th Avenue – of the greenway, plaza spaces and informal gardens are planned, according to the city of Vancouver.

Lee describes the Kerrisdale location for the 63 two- and three-bedroom apartments, including five single-storey townhouses on the west side of the building, plus 12 commercial units, as a unique part of Vancouver with its own charm and history, conveniently close to green spaces, shops, and schools Community facilities.

“There is a little bit of everything for people of all ages. It is a very livable corner of the city that you are not far from [community amenities] but still the calm and serenity, ”she says.

While the restored facade provides for a retail unit on the northeast corner of the site, the level above the listed element will house an outdoor terrace and children’s playground, as well as an indoor lounge with kitchen, perfect for entertaining family and friends. Additional amenities in the five-story building include a two-story fitness room, a wellness center with a massage room, and an infrared sauna. There is also a business lounge and library, a conference room and individual workstations.

“The idea behind the amenities is that we want to make sure that the people at Gryphon House are not just their own unit, but almost like a mini vacation where you enjoy the hotel facilities – you can relax and enjoy [enjoy] Leisure activities inside the building, ”says Lee.

Jim Toy, director of the False Creek Design Group (FCDG), describes Gryphon House as a modern take on an English mansion.

“The mansion is not just the house; It’s traditionally a piece of land that’s part of a village and mansions were one of the most important buildings, ”says Toy, who remembers meeting the developer’s senior management team in London to work on similar sized buildings in Mayfair, Chelsea and Kensington which influenced the interior design and architectural style of Gryphon House.

He says the interior design will create a sense of community and encourage social interaction by providing the structure to support the residents’ lifestyle.

“It starts at the parking garage level. Most of the elevator lobbies in this part of the building are very functional. [At Gryphon House,] From the moment you park your car, you will be alerted that you have arrived. The same efforts were made in the lobby on the park level as in the main building [ground level] Lobby with large works of art and a seating area, ”says Toy.

On the ground floor, that sense of arrival is enhanced by lounge seating and a Zaha Hadid-designed chandelier that hangs over a gently curved and ribbed concierge desk, he adds.

Toy notes that FCDG was also involved in the floor plans, which were tailored to different needs and cultural influences.

“We started with a basic adaptable and flexible plan so changes could be made easily,” he says, adding that many buyers have taken advantage of the opportunity to customize their units.

Toy says aging on the spot was also a consideration that led to open spaces that meet future mobility challenges, and the focus was on lighting to aid in restricted vision.

Buyers can choose from two color schemes: medium or dark. The design includes two-tone, European-made cabinets with a white or cream-colored upper, medium brown or dark espresso rirf-cut oak veneer bottom doors, wide floorboards made of white oak in a neutral or gray stain, while the kitchen rear wall and countertops in both schemes are white Caesarstone with a sanded finish.

In the kitchens, the undercounter double sink made of stainless steel with bright chrome-plated Grohe pull-down fittings and under-counter recycling compartments ensure functionality and complement the high-end appliances such as the 36-inch Gaggenau refrigerator and the 30-inch built-in convection oven , a 36-inch Fulgor Milano gas hob with five multi-ring burners including a wok burner, an integrated Bosch dishwasher and a Silhouette wine cooler.

The primary en-suite bathroom design is reminiscent of a luxuriously appointed European boutique hotel bathroom with classically shaped mirror frames, crystal-like wall lights, 24 x 24 inch porcelain wall and floor tiles in golden calacatta or white / gray breccia marble patterns (depending on the color scheme chosen) and sanitary fittings from Grohe and DXV.

A deep bathtub is an elegant addition, while the frameless glass door on the shower increases the feeling of space and the underfloor heating with programmable control allows residents to determine the comfort of the bathroom.

Buyers are expected to include young families and downsizers, Lee says, with construction expected to begin later in 2021.
