Peek inside this million-dollar home with breathtaking views of White Rock Lake

A modern beauty rises above the shores of White Rock Lake. The three-story house is perched on a hill in The Peninsula neighborhood and has a rooftop view of the treetops and panoramic views of the lake.

The house, aptly named Perch Haus, integrates nature into its design with floor-to-ceiling windows, wood accents and open floor plans in keeping with the modern Californian style.

“When I think of California, I think of beach houses and wide-open windows that capture the view of something spectacular,” says architect Michael Gooden. “We tried to nod to him. We capture a park across the street and the lake through the trees. “

The house sits on a wedge-shaped lot and is rotated so its sides are parallel to the two converging edges of the wedge. This creates a “vanishing point” similar to the Flatiron building in New York City.

“The lot was quite a challenge because it was irregularly shaped,” says Gooden. “We were limited in the amount of property we could use to build. If you come off the street, look up. It’s a pretty dramatic view. “

The outdoor entrance ends at the front door, approximately 12 feet above street level. With such a large difference in elevation, Gooden used steel retaining walls to divide the sloping lawn into flat, tiered landscape zones. There is no backyard. Instead, the house is wrapped around a side courtyard with a hot tub next to a small piece of lawn.

A 15-foot sliding glass door creates a seamless transition from the pool deck to the interior. The three bedroom, two and a half bath home has anthracite floors and dark steel accents to offset the white walls and natural light from the floor to ceiling windows.

The kitchen, living room and master bedroom are on the first floor. The bedroom is rotated 7 degrees from axis to maintain the L-shape of the house. The master bathroom has a number of unique features including a ribbon window above and a frosted panel that can be slid to hide either the shower or the adjoining toilet.

Two guest rooms, a home office and a second living room are on the second floor, the roof terrace is on the third level. The owners feared that one day they would have trouble using the stairs to the upper floors. So the house was designed and framed for a pipe elevator to be installed in what is now a closet.

“If you give us a call, it’s ready to install,” says Gooden.

The house was also built with energy efficiency in mind. Low flow fixtures, heavy duty windows and LED lights are standard throughout the home. A hanging fireplace in the living room burns ethanol and does not emit dangerous fumes. Outside, large overhangs provide shade and, thanks to the extensive glass facade, help to reduce energy consumption.

The Perch House is in the midst of a mix of lake houses, ranches and Mediterranean houses. However, it is one of a growing number of modern residences on the peninsula.

“It’s become a bag of the modern in Dallas,” says Gooden.
