I am often asked if I am staging a house differently to reflect the different seasons. The short answer is no, not me. The staging should be timeless and reflect the lifestyle of the “Hamptons”. Even now, with more people staying here all year round, shoppers are drawn to the area because the sand, sun, sea and sky are casual and relaxed. Your East End home should subtly reflect this. So don’t go out and buy pumpkin spice candles for your listing people!

This particular fall market is known as the buyer’s market. There are currently more potential buyers than properties for sale. This drives up prices and can generate multiple offers. Should you stage your home for sale in such a hot market? Yes! Staging is a powerful tool in any market and, if done correctly, will always result in faster, more lucrative sales.

Regardless of the market, home staging can mean the difference between a bid and a bidding war. Today, most buyers expect a home to be ready to move into. In a seller’s market, buyers may make high-end offers to secure a home. A home stager can identify which updates and repairs are most anticipated and come up with creative and affordable solutions. Stagers can point you in the direction of getting the most for your renovation money. Statistics show that staging can provide you with a high return on your staging investment.

More than ever, your listing photos are vital. Good listing photos = good first impressions = more demonstrations. A good stager will understand how to “edit” your home to make your listing photos shine on the internet. In the case of vacant new builds in particular, the staging can help a potential buyer understand how they would live in a house and help them establish an emotional connection with a house. A well-staged home will fall in love with buyers at first sight and love at first sight is what sells homes quickly!
