Tips to Prevent Frozen Pipes

Freezing temperatures can cause pipes in your home to leak due to expanded, frozen water. Use the tips below to avoid indoor flooding and other hazards.

If it falls below freezing, consider protecting the sink pipes from outside walls indoors by opening the cabinet doors under the sink to allow heat to circulate indoors.

In extremely cold temperatures, let cold water slowly drain off an internal tap. Choose the faucet farthest from your front door. Do not run water in unoccupied buildings. Do not set your thermostat below 55 degrees day or night even when you are not there.

PREPARE YOUR PIPES …
• Know where your barriers are. In an emergency, you need to know how to shut off the water at the main valves.
• Protect water pipes in exposed or unheated areas (attics, basements, and garages) from freezing by wrapping them with tape and insulation materials from hardware stores. Follow the manufacturer’s installation instructions.
• Drain and remove all outer hoses.
• Caulk the pipes where they enter the house and close all foundation openings to prevent cold winds from blowing into your house. Pipes exposed to drafts from open foundation vents are most likely to freeze or splinter in cold weather. Close these vents by sliding cut pieces of wood or styrofoam into the vents (reopen the vents in the spring to prevent dry rot).
• If you have a separate shut-off valve for outside taps, now is the time to shut it off. Then go outside and turn on all the taps to drain the water from the pipes.
• If you don’t have a separate shut-off valve, wrap outside taps or hose bibs (foam-insulated covers are available at hardware stores for around $ 3 if you prefer).
• Switch off sprinkler systems in the ground and empty them. Follow the manufacturer’s instructions.
